As one of nine adjacent townhouses designed by South African architects Ted Levy, Benjamin & Partners in the late 1960s, Pine Heath represents a significant chapter in London’s post-war architectural history. Captivated by its charm, the owners collaborated with architects to transform this aging structure into a warm yet modern home that balances comfort with functionality.

The ground floor entrance has been reimagined into three fluid yet distinct zones. A rich green hue unifies the entire house, manifested in the raised living area, stairwell, and all custom upholstered furnishings throughout the living room, dining area, and bedrooms.

Strategic level changes and meticulous woodworking unexpectedly enhance the spatial perception. Uninterrupted sightlines extend to the rear garden, while each zone maintains its unique ambiance and luxurious textures.

Classic elements of the original modernist kitchen were amplified for contemporary living: Stippolyte glass cabinetry with distinctive texture and fluid curved timber cladding envelop the space. Custom mechanical shutters above the sink provide privacy when needed.

Leveraging the five-level structure, the design team created a subtly zoned layout that balances social and private spaces. Beyond the original three bedrooms, new additions include a basement guest room/gym and an attic office with a sleeping pod.

Bedrooms employ 2.5m-high sliding doors to reorient visual axes. The primary suite features Tekla bedding and Frama T-Lamp steel lights; guest rooms are appointed with Flos Gatto pendants; Artemide Dioscuri wall lamps and vintage Cassina 280 Zig Zag chairs form artistic focal points.

Performance enhancement was central to the design: bespoke window systems preserve modernist aesthetics, while concealed adjustable vents integrate with a central mechanical extract system. Combined applications of solar panels, air source heat pumps, underfloor heating, and roof insulation exceed contemporary energy standards.

As Louis Hagen Hall, director of Studio Hagen Hall, emphasizes: "We carefully preserved the modernist traits that give the house its uniqueness – a central theme of our project. This approach created minimalist yet warm interiors rich in texture, seamlessly integrated with new custom furniture. Crucially, our significant upgrades to thermal performance and energy efficiency were achieved in a near-invisible manner."
